The Ullsteinhaus in Berlin-Tempelhof is a landmark with 80,000 sqm of mixed use: a historic building with its tower, a new build, a medical centre, a canteen, event spaces. It was marketed like any other commercial space in Berlin, through interchangeable brochures. As the asset manager put it: we have a great deal here, but nobody knows.

The starting point

Berlin has more commercial space than demand. A PDF with floor plans decides nothing in this market. What was needed was a presence that sells the campus as a place, for three very different groups: small tenants from 500 sqm, large tenants via brokers, and the existing tenants in the building.

What we are building

Five pages with their own brand direction between editorial and heritage, plus the centrepiece: an interactive 3D model of the campus. It holds 78 rentable units covering around 61,000 sqm, filterable, with hotspots and direct links. Technically it runs as a React island inside an Astro site, with the model Draco-compressed out of Blender so 100 MB become a few megabytes.

Where it stands

The project is in development, with launch planned for autumn 2026. The maths behind it is simple: a single letting through the site saves around 30,000 euros in broker commission.
